Build & design FAQs

What does an agent add on a new construction purchase?
Builder contracts are written by the builder's lawyers, for the builder. Deposit schedules, completion dates, change-order pricing, and warranty terms all favor the house. I negotiate what can be negotiated and make sure you understand exactly what you're signing before your deposit is at risk.
Can you help with the contracts themselves?
Yes, and that's the point of working with me on a build. As your agent I negotiate the business terms of the deal. When the paperwork needs real legal drafting or review, from builder purchase agreements to construction contracts with your GC, Scheer Legal handles that as a separate engagement. Between the two hats, nothing in your paperwork goes unread.
Can you help me buy land and build on it?
Yes. Lot acquisition is its own diligence problem: zoning, setbacks, utilities, flood zones, and permit history. I handle the purchase side and connect you with the architects, engineers, and contractors who can tell you what the lot will really let you build.
Do you oversee construction?
No. I'm not acting as your contractor, and construction management stays with the professionals licensed to do it. What I do is get the deal documents right, keep the transaction on track, and put the right builders and designers around you.
What about pre-construction condos?
South Florida pre-construction can be a great buy or a very expensive lesson. Reservation agreements, deposit structures, developer reputation, and delivery risk all need a hard look. That's a documents problem, and documents are my home field.
