Commercial

Commercial deals are won in the documents.

In commercial real estate, the property is only half the asset. The other half is paper: leases, estoppels, title exceptions, zoning letters, and the purchase contract that ties it all together. I represent buyers and sellers across South Florida with both halves covered.

The Process

From letter of intent to the closing table

Commercial diligence isn't a checkbox exercise. It's the difference between buying a building and buying a lawsuit.

  • Underwriting the deal. Your numbers, your financing, and your exit, defined before we chase anything.
  • LOI & negotiation. Letters of intent drafted to set up the contract you actually want, not to give away leverage early.
  • Contract & diligence. Purchase terms, inspection periods, title and survey review, estoppels, and lease audits coordinated on a real timeline. See the full diligence rundown.
  • Structure & close. The transaction aligned with how you'll hold and operate the asset, through to a closing handled by the right closing agent.
Questions

Commercial FAQs

What types of commercial property do you handle?
Office, retail, warehouse and industrial, multifamily, and mixed-use, whether you're buying, selling, or repositioning. If your deal has moving parts, that's the kind I like.
Why does it matter that my commercial agent is an attorney?
Commercial deals are contract deals. Letters of intent, purchase agreements, estoppels, leases surviving the sale, zoning and use restrictions, entity structure. Every one of those is a legal document that shapes your return. I read them all as a matter of course, and when standalone legal work is needed, my firm, Scheer Legal, can be engaged separately to handle it.
Can you help me buy property through an LLC or other entity?
As your agent I'll structure the transaction around how you intend to hold the property. Entity formation and legal structuring advice are legal services, and Scheer Legal handles those under a separate engagement so everything is done properly.
Do you work with investors?
Yes. Cash flow, cap rates, tenant quality, and lease terms drive value, and I evaluate deals the way you do: on the numbers, with the legal risk priced in.
