Do you represent tenants or landlords?
Both, though never on the same deal. For tenants I negotiate the terms you'll live with for years. For landlords I help you fill space with qualified tenants on leases that actually protect the asset.
What should I watch out for in a commercial lease?
The rent is the number everyone negotiates. The money is in everything else: CAM charges and pass-throughs, annual escalations, personal guaranties, buildout obligations, assignment rights, and renewal options. Those clauses are where I earn my keep.
Can you draft or revise the lease itself?
Lease drafting is legal work, and that's exactly the point of working with me. As your agent I negotiate the business terms. If the lease needs to be drafted or revised as a legal engagement, Scheer Legal handles that separately, so the document says what the deal was.
Do you handle residential leases too?
