South Florida Real Estate, Handled by an Attorney

Your agent should read the fine print. I write it.

I'm Dominic Scheer, a Florida attorney and licensed REALTOR® with INMO Brokers Group. When you buy, sell, or lease with me, the same person negotiating your deal is qualified to draft the contract behind it and structure the transaction from A to Z.

The Difference

Most agents fill in forms. I draft them.

Very few South Florida real estate agents are also practicing attorneys. That difference shows up exactly where deals are won or lost: in the paperwork.

Contracts built for your deal

Standard form contracts protect the standard deal. When your situation calls for custom terms, contingencies, or addenda, you have someone at the table who drafts them for a living instead of guessing at boilerplate.

🛡

Problems caught before they cost you

Title issues, permit history, HOA restrictions, lien exposure, entity structure. I look at a transaction the way a lawyer does, because I am one, and I flag the traps before you're committed.

🤝

The right people around the table

Lenders, inspectors, title companies, architects, contractors. I pair you with professionals I trust so every piece of your deal is handled by someone who knows what they're doing.

How your deal gets done

I don't handle closings themselves, but everything leading up to that table runs through one person: me.

Strategy

We define what you're buying, selling, or leasing, your numbers, and your timeline before anything hits paper.

Search & positioning

Finding the right property or the right buyer or tenant, and positioning you to win without overpaying or underselling.

Offer & negotiation

Terms negotiated by someone who understands exactly what each clause commits you to.

Contract & structure

The contract, addenda, and deal structure handled with an attorney's precision, from contingencies to entity considerations.

Diligence & team

Inspections, title, financing, and any specialists your deal needs, coordinated so nothing slips.

To the closing table

You arrive at closing with a deal that was structured right from day one. The closing agent handles the closing itself.

One person. Both skill sets.

Hiring an agent and separately hiring a lawyer means two people, two bills, and two versions of the story. Working with me means the person showing you the property is the same one who understands the contract that gets you there. Legal services, when you need them, are provided through Scheer Legal as a separate engagement.

Questions

Answers before you ask

What does it actually mean that my realtor is also an attorney?
It means the person negotiating your deal is trained and licensed to understand every word of the documents behind it. As your real estate agent I represent you in the transaction. If your deal needs standalone legal work, like custom contract drafting, an entity setup, or dispute resolution, that work runs through my law firm, Scheer Legal, as a separate engagement with its own agreement, so it's always clear which hat I'm wearing.
Do you handle closings?
No. Closings are handled by a title company or closing agent, and I'll help you get set up with a good one. What I handle is everything that determines how that closing goes: the offer, the negotiation, the contract, the contingencies, and the diligence that gets you to the table protected.
What areas do you cover?
Miami-Dade, Broward, Palm Beach, and Monroe counties, including the Florida Keys. Residential and commercial, purchase and lease, existing property and new construction.
Do you work with Spanish-speaking clients?
Sí. I work with clients in English and Spanish, and so does my network of lenders, inspectors, and title professionals.
What does it cost to work with you as my agent?
Real estate commissions in Florida are negotiable and depend on the deal, and we'll agree on everything in writing before we start. If you engage Scheer Legal for legal work, that's a separate agreement with its own fee, also in writing, also before the work begins.
