When a document needs true legal drafting, review, or advice, that work is done through my law firm, Scheer Legal, under its own engagement agreement with its own fee, agreed in writing before the work starts. Contract FAQs

Which contracts do you work with?
Everything a South Florida deal runs on: purchase and sale agreements, counteroffers and addenda, letters of intent, residential and commercial leases, builder purchase agreements, and construction contracts with your GC. If your deal depends on it, it gets read properly.
Where does the agent's job end and the legal work begin?
As your agent I negotiate the business terms and manage the transaction. Drafting or revising documents as legal work, giving legal advice, and handling disputes are attorney services, and those run through Scheer Legal under a separate written engagement. You always know which role I'm in, and both roles answer to you.
Can't I just use the standard Florida forms?
You can, and for a plain vanilla deal they're often fine. The problem is that nobody tells you when your deal stopped being vanilla. Unusual financing, seller concessions, tenants in place, permits that were never closed out, an estate or entity on the other side. Those are the moments where the standard form quietly works against you.
