  • Developer track record. Delivered projects, past delays, and how earlier buyers actually fared.
  • Deposit protection. Where your money sits, under what escrow terms, and what Florida law does and doesn't guarantee.
  • Delivery risk. Completion timelines, financing contingencies on the project itself, and your options if the calendar slips.
  • The exit. Assignment rights and resale restrictions, in case your plans change before the building tops off.
