What a lot has to prove first

  • Zoning & density. What can legally be built, at what size, height, and setbacks.
  • Utilities & access. Water, sewer versus septic, power, and legal access to a public road.
  • Flood zone & elevation. FEMA zones and base flood elevations that drive both construction cost and insurance forever.
  • Permit & lien history. Old permits, demolition liens, and code enforcement that stay with the land. See due diligence.
  • The build that follows. Contracts and the construction team for what comes next. New construction and your deal team.
