Why does the team matter so much?

Because one weak link stalls everything. A lender who misses dates, an inspector who rubber-stamps, a title company that sits on the file. I've seen every version of it, and the cure is putting the right people on the deal from day one.

Do you get paid for referrals?

No. I recommend people because they do good work and answer their phones, not because anyone pays me to. If someone stops performing, they come off my list.

Can I use my own lender or inspector?

Of course. It's your deal. I'll work with anyone you bring, and if I see something concerning in how they're handling your transaction, you'll hear about it from me directly.
